The walls should be a neutral paint color to make the spaces feel larger. It also keeps the potential buyer from thinking about painting the walls to cover up any wild color choices.
Buyers are looking for upgraded features, so always highlight the main selling points of a particular property. For example, if the property is great for entertaining, setup the dining space like you will be hosting a nice get together.
Choose mellow music to play softly in the background during showings. This will create an inviting environment, and also hide echo noises caused by the property being empty.
Most people think that the smell of cookies or bread baking in the oven will appeal to potential buyers. This will be ok in most cases, but if your potential buyer doesn't like that smell then your attempt was unsuccessful. Instead open some windows and let fresh air flow through the property.
